Below is the amended plat to my previous Lots 58, 59, 60, and 61. I folded Lot 61 into Lot 60 to create luxurious buffers for both 59 and 60. You can see Lot 59 where I'm currently building a main house and small casita about 50 feet north of the property line to Lot 60, further enhancing the buffer. Generally the setback is 10 feet in Pinion Hills, so the privacy of Lot 60 more resembles what you would achieve with a 2-acre lot. The amended plat was recorded on January 30, 2024. By combining what is currently Lot 61 with much of lot 60, the new Lot 60 is over 1.5 acres. This is the only lot of its size available at the top of Pinion Hills.
Lot 60 lies to the south (in this evening photo, to the left) of my Lot 59 which is under construction, due for completion in 2024. I'm happy to share plans as well as the position of my house on the land.
Lot 60 has a gentle slope and relatively flat and easily accessible building pad. I'm very happy with my builder Brian Geer and his subs, though you can choose your own designer and builder. So far they've been right on budget with the preparation of my build site which is a much more challenging one than is required on 60. We enjoy spectacular views of Pine Valley Mountain and nothing but forest behind (eventually Gunlock). You can see we're on the brow of the hill with some of the happiest mature pinion trees in the valley.
This morning photo, early September 2023, shows Lot 60 from the south. The new Lot 60 is just over 1.5 acres, the only property of its size at the top of Pinion Hills. Approximate address is 316 N. Pinion Hills Drive if you would like to see the area. Water and sewer impact fees have been paid (about $8,000), and I have plans for a 3300 sq ft 2 story walk-out previously approved by the architectural committee, though you are welcome to design and build something else with a builder of your choosing.
Dammeron Valley is pretty "hands off" in terms of the the landowners association with fees around $138 annually and another $450 or so per year to our excellent professional fire department. Dammeron Valley Landowners Association helps keep houses from getting into other houses' views, protect against light pollution in our beautiful starry skies, etc. so any plans do need approval. Also note that this part of Dammeron Valley doesn't allow for horses, roosters etc. so you'll have to get your fill of them on the drive to the property. Also, no RV's kept outside etc. You'll notice a different look as you enter the part under the landowners association.
We have a book club, community garden, wine club, park, fitness classes, a community choir starting in 2025, and some of the most lovely animals I've ever seen including the horses and adorable goats down in the valley.
Below is an image of the amended plat showing the location of my home under completion on Lot 59 so you can get a sense of the space between the homes. For reference, the house and atttached garage structures come to about 5,200 square feet and are as far as possible from Lot 60. We have no plans to sell or develop Lot 58 on the north side as this gives everyone more space and privacy, and we want to preserve as much of the natural beauty as possible.
